173 PERRY STREET APARTMENT IS A PRIVATE RESIDENCE IN NEW YORK CITY, LOCATED WITHIN A BUILDING DESIGNED BY RICHARD MEIER, THAT STAGES A DIALOGUE BETWEEN CONTEMPORARY MINIMALISM AND RETRO-INFLECTED CHARM. DESIGNED IN COLLABORATION WITH ELEONORA DESIMONE, THE APARTMENT REIMAGINES DOMESTIC SPACE AS A CURATED LANDSCAPE OF OBJECTS, WHERE EACH ELEMENT—FURNITURE, LIGHTING, OR CUSTOM FIXTURE—BECOMES A FOCAL POINT THAT ANCHORS ITS SURROUNDING ENVIRONMENT.
THE INTERIOR UNFOLDS AS A SEQUENCE OF SOFT, IMMERSIVE ZONES. A MUTED PALETTE OF BLUSH, SAGE, AND CREAM FORMS A GENTLE BACKDROP AGAINST WHICH METALLIC SURFACES, REFLECTIVE FINISHES, AND SCULPTURAL FURNISHINGS APPEAR AS LUMINOUS ACCENTS. EVERY SPACE IS PUNCTUATED BY OBJECT-CENTERED INTERVENTIONS: A POLISHED STAINLESS-STEEL KITCHEN ISLAND THAT DOUBLES AS A GATHERING SPACE; A SUSPENDED SWINING MIRROR BALL AND A EDRA KNOT-SHAPED SOFA THAT INVITE PLAYFULNESS; AND A CUSTOM MECHANICAL CEILING INSTALLATION—DESIGNED BY THE ARCHITECTURAL DESIGNER—THAT RECALLS THE ELEGANCE OF MID-CENTURY ENGINEERING.
MATERIALITY IS CENTRAL TO THE PROJECT’S ATMOSPHERE. TACTILE FABRICS AND PLUSH UPHOLSTERY BALANCE THE SLEEKNESS OF REFLECTIVE METAL AND SMOOTH LACQUER, CREATING AN ENVIRONMENT THAT IS BOTH SERENE AND PERFORMATIVE. THE OPEN LAYOUT AVOIDS RIGID PARTITIONS, ALLOWING LIGHT TO PASS THROUGH SHEER CURTAINS AND GLASS PANELS, SOFTENING THE EDGES OF EACH ROOM WHILE MAINTAINING VISUAL CONTINUITY ACROSS THE APARTMENT.
BY ORCHESTRATING DOMESTIC LIFE AS A SERIES OF SPATIAL EPISODES, 173 PERRY STREET APARTMENT TRANSFORMS DAILY RITUALS—LOUNGING, DINING, ENTERTAINING—INTO CURATED EXPERIENCES. THE HOME IS NOT ONLY A PLACE OF REST, BUT ALSO A STAGE WHERE DESIGN, LIGHT, AND OBJECTHOOD CONVERGE TO EXPRESS A DISTINCTLY MODERN URBAN ELEGANCE.

TECHNICAL SYSTEMS + CONSTRUCTION
THE RENOVATION OF THE 173 PERRY STREET APARTMENT CENTERS ON A PRECISE INTERPLAY BETWEEN STRUCTURAL CLARITY AND MATERIAL REFINEMENT. THE EXISTING CONCRETE FRAME—PART OF THE ORIGINAL BUILDING DESIGNED BY RICHARD MEIER—WAS EXPOSED AND INTEGRATED INTO THE DESIGN AS A PRIMARY ARCHITECTURAL ELEMENT, WITH ALL NEW PARTITIONS CONCEIVED AS LIGHTWEIGHT, NON-LOAD-BEARING INTERVENTIONS. THIS STRATEGY PRESERVES THE ORIGINAL LOFT-LIKE OPENNESS WHILE ALLOWING PROGRAMMATIC FLEXIBILITY.
IN THE MAIN LIVING AREA, BUILT-IN STORAGE AND SHELVING ARE INCORPORATED INTO A CONTINUOUS METAL SYSTEM THAT ALIGNS WITH THE ARCHITECTURAL GRID. IN THE BEDROOM, A FULLY CUSTOM-DESIGNED METAL FRAME STRUCTURE FORMS BOTH THE BED AND THE BACK WALL, WITH INTEGRATED VERTICAL LIGHTING TUBES THAT PROVIDE AMBIENT AND TASK ILLUMINATION. THIS INDUSTRIAL ASSEMBLAGE IS ENGINEERED TO HOUSE ELECTRICAL ROUTING INTERNALLY, MAINTAINING A CLEAN, MINIMAL APPEARANCE. THE STAIRCASE RAILING IS FINISHED IN A PINK-TONED METAL, INTRODUCING A SOFT, REFLECTIVE ACCENT WITHIN THE OTHERWISE COOL, INDUSTRIAL MATERIAL PALETTE.
THE FLOOR IS FINISHED IN SMOOTH POLISHED CONCRETE, INSTALLED OVER A FLOATING SUBFLOOR WITH INTEGRATED ACOUSTIC ISOLATION TO DAMPEN STRUCTURE-BORNE SOUND. SURFACE-MOUNTED CUSTOM METAL LIGHT FIXTURES PROVIDE DIRECT AND ACCENT LIGHTING THROUGHOUT, ACTING AS BOTH FUNCTIONAL LUMINAIRES AND SCULPTURAL ELEMENTS WITHIN THE SPACE.
THE KITCHEN IS FITTED WITH CABINETRY CONSTRUCTED FROM TRANSLUCENT POLYCARBONATE PANELS—EVOKING THE HIGH-GLOSS, COLOR-INFUSED MATERIALITY OF SMEG APPLIANCES—FRAMED IN ALUMINUM, WITH A DURABLE WORKTOP SELECTED FOR HEAT AND STAIN RESISTANCE. THIS PALETTE INTRODUCES A LUMINOUS, SLIGHTLY RETRO CHARACTER THAT CONTRASTS WITH THE COOL, MINERAL FINISHES ELSEWHERE. PLUMBING LINES WERE RECONFIGURED WITHIN THE EXISTING SERVICE CORE TO MINIMIZE STRUCTURAL INTERVENTION, AND HIGH-EFFICIENCY FIXTURES WERE SPECIFIED TO REDUCE WATER CONSUMPTION.
CLIMATE CONTROL IS MANAGED THROUGH A DUCTED MINI-SPLIT SYSTEM WITH LINEAR DIFFUSERS DISCRETELY POSITIONED TO AVOID CONFLICT WITH THE INTERIOR ARCHITECTURE. THE ORIGINAL HIGH-PERFORMANCE GLAZING FROM THE INITIAL CONSTRUCTION WAS RETAINED, PRESERVING THE FAÇADE CHARACTER WHILE MAINTAINING THERMAL COMFORT AND SOUND ISOLATION.
THE RESULT IS A SPACE THAT PRESERVES THE ARCHITECTURAL DNA OF THE ORIGINAL RICHARD MEIER BUILDING WHILE INTRODUCING A LAYER OF PRECISION-MADE, HIGHLY TACTILE INTERVENTIONS THAT TRANSFORM THE INTERIOR INTO A REFINED, MINIMAL, AND DISTINCTLY URBAN DWELLING.
